A Planning Assessment report is a document that outlines the likelihood of obtaining development/building approval for a Secondary Residence or Fixed Price Extension on your property (in the ACT).
To request a Planning Assessment report, please complete the form below:
A planning assessment report gives an opinion as to whether you have met all relevant requirements under ACT Planning and Building Acts and other applicable legislation, including regulatory controls such as environmental protection and privacy. It addresses the planning considerations and requirements under the:
Building Act (2004) and National Construction Code
Territory Plan (2008)
Planning and Development Act (2007) and Single Dwelling Housing Development Code
Tree Protection (2005) and Utilities Act (2000)
We will search for key utilities and infrastructure to determine future impacts related to building and/or development applications.
In summary we will provide what we call The Planning Assessment Conclusion, which should be read in conjunction with the Planning Assessment Considerations.
If you are considering a new residential project, this is the first and most important process before you engage a designer or builder. It may cost you six months of lost time designing something that can't legally be built in Canberra.
The advance report has maps and diagrams of the easements, setbacks and block contours enabling our team to advise you at 95% accuracy on what you can legally build.
We will answer questions about your project, including price estimates times and what type of planning approval you will require, during the complimentary meeting, which can be conducted in our office or, ideally, over zoom.
